One could ask, why do some Estate Agents get their commission when they list your home?

Well ‘some larger’ estate agency firms have the outlook of ‘throw enough **** at the wall and some of it will stick’

Two of London’s largest estate agent chains sell less than 3 out of the 10 homes they list, yet their fees are high and as they sign you for 20+ weeks - they know some of the homes they list will drop in price and sell. Meanwhile the 7 out of 10 London people that sit on the market for months have their lives on hold with an unrealistic asking price,
And eventually come off the market unsold

Outside London, some (not all) Large National chains sell less than 1 in 2 homes they list- yet many of the smaller agents in these towns are shifting 7 or 8 people out 10

So what’s the answer?

You as a homeowner have a responsibility to judge the agent

Don’t pick they one that is nicest not judge them on the suggested asking price they give you (remember- they are giving you the money they suggest to you)

Instead, judge them on their process to get you the best price

The market sets the price- not you and not the agent

Also, ask them for proof of their claims
