Landlords will buy-to-let continue to be profitable in the next few years?

Creating content that will attract Landlords is a right pain So many agents struggle with this. This week's article for loads of agents in this group is out on Friday. Will buy to let remain profitable? With some calls to action to make landlords call you. If you want landlords to swap letting agents to your agency - either write yourself or get someone to ghostwrite content on social media to grab their attention and nurture their interest - so they get to know, like, and trust you. Because people do business with people they trust.

Here is some truth about estate agency marketing…

Here is some truth about estate agency marketing… Emailing your database works Rightmove Pie Charts work Content marketing works Google Ad words works Newspaper Ads work Facebook Ads works 20/20 leaflets work Direct mail works Radio Ads worK BNI works I need not go on. Everything works. …… When done well. My advice is to stop looking at the medium of the message (ie the way it’s delivered - as all the ways mentioned above) …and the message itself. Spend more time crafting the message first - then decide how you want present it to your potential client second.

Frustrated Your Posts Aren't Getting More Traction?

Want your Estate Agency posts to get more traction? Then consider this 🤔 Humans are social creatures and we are instinctively attracted to faces In my images I give to agents on their social media, the images that get the most clicks are those with faces on. I have found they work best when the person in the pic is: 1. Looking directly at the viewer 2. Staring at your call to action or agency service 3. Showing a specific emotion tied in the message (eg fear or frustration)

1 Piece of Advice That Will Change Your Life as an Estate Agent

The 1 piece of advice that will change your life as an Estate Agent Build your personal brand on social media. With a personal brand, you get given options: More customers More sales More traction Look at Adam Mackay, Ian Storey, Jonathan Handford, Jim Parker, John Paul, Michelle Gallagher and others. PS I am not suggesting you don’t still do stuff for your agency brand - yet do both and you are on a winner.

Toxic Estate Agency Staff

“I had to let my best performing salesperson go” As a young Branch Manager, I tolerated this toxic employee for the sake of smashing the office targets. I was also guilty of writing off my under performing employees. I was seduced by being at the top of the league tables. This sales person put their notice in, thinking I would buckle and give in to changing their work patterns and rewards. I rang my new Area Manager, who gave me one Of the best pieces of advice I’ve ever had in business ‘Culture will always trump your office outcomes. Stand your ground Chris and remove the cancer from your office, and trust me, your team will rally’ Guess what, It did dip in the short term (I had a wobble) but we dogged deep and came back stronger as an office in the months and quarters thereafter. Such an important lesson to learn Have you had a similar lesson? What did it teach you?

‘Do your videos on social media get you more clients Chris?’

‘Do your videos on social media get you more clients Chris?’ ‘I don’t know’, was my reply to the agent Of course, some of my clients come from me approaching them with traditional direct sales marketing techniques Yet that is only around 20% of my clients The other 80% approached me Which sounds weird Yet I have always believed money comes naturally when you get good at something. I still have no clue where that 80% of clients came from. (Ie they watched this particular video and then this one - And then went into a sales funnel etc.) Not knowing what the hell you are doing is the point. Trying to plan how you will make money is like trying hard to fail. I just go out there And produce content that I hope will be of interest to my potential clients. However, more importantly, is it I enjoy doing them in the first place. Of course, I still wouldn’t be producing the number of videos 4 1/2 years later (after filming in excess of 2,050 videos) if I didn’t believe they worked I just don’t k
