Issues with the Blog email system

Letting Agents - How to Boil an Egg .....( and get more landlords for your lettings agency)

Afternoon everyone .... just got back from a week Italy. Puglia in the South East corner (the heel bit as my Granddad used to say). We did miss Joey (star lettings dog for newer readers) and you should have seen his face when we picked him up (Grandma doggysat for us) he couldn’t believe we had come back. So, having croissants this morning, we had pancetta and eggs. Mrs. W asked me how I wanted my eggs and because I think I was still suffering from jetlag (its 2hrs 45 mins to Brindsi!!! But still possible to get jetlag – I had been on a jet so...), my mind went blank for  a few seconds .. poached of course! But that got me thinking about how many ways there are to cook an egg ...hard boiled, soft boiled, scrambled eggs, omelettes, poached, fried and baked. Why become your own town’s property guru?

In developing your lettings agency business as your own town’s property guru, you are creating integrity. It’s all about you, the letting agent, providing a service to their existing and potential landlords. The emphasis on becoming an expert on your local property market and finding ways to make that expertise available to existing (and more importantly) potential landlord clients is truly a breath of fresh air. Most letting agents are great at their job when they know they are really helping landlords with their local expertise.  The landlord farming approach requires authentically getting into the shoes of landlords. A lot of sales methods seem to be about luring in landlords rather than truly understanding what they (the landlord) need and addressing that need. Many of you (800 letting agents a week), read this blog. Landlords couldn’t care about your services Mr(s) Letting agent

If you want more new landlords, the   messages that you portray to the outside world, to potential new landlords should lead with information about the solving problems of landlords and creating opportunity for those landlords, not information about the services you offer. Remember .... No one goes to B & Q to buy a Bosch Drill,   they bought it because it was a Bosch drill (in fact they couldn’t care less if it was a Black and Decker or any other make) ... they bought it because they wanted to drill a hole!   What this means for you is that instead of providing information about drills, you should deliver information about making holes, or in your case letting agents, you’ll get a lot more landlord leads and build more rapport with prospective landlords if you think that way that way if you chuck out stuff that solves the problems that landlords experience and creates opportunity for those landlords. Dont be a letting agent ... be a property Guru

You will spectacularly improve your credibility as a lettings agent by writing, speaking and publishing quality information on your field of expertise Doesn’t it make your heart sink when going to see a landlord when you know deep down that he really thinks you’re wasting his time because matey boy down the road is charging half the fee and fee is everything to this guy? Don’t you hate being knowledgeable and sincere about your local property market but not being understood or trusted? Isn’t it frustrating to be thought of as “just another letting agent who sells collects the rent and whacks a board up and chucks it on Rightmove when the tenant hands in their notice” when deep down you know your service is really superior?
