I have done this calculation every year for the last 5 years in 100+ locations around the U.K. everytime

And irrespective of where you are in the U.K ….. this number has only changed by a few weeks

There is a huge sweet spot of movers you can target to get your listings

Also of note to make your targeting even smarter…

1. The homes are more lower to middle property ladder homes (first time and second time buyer properties)

2. And have been in their home between 3.5 and 5.5 years

Target those in your CRM or if you are a new agent,

A. go to Rightmove

B. click on the House Prices tab

C. then on the drop down menu,

D. Click on ‘Sold House Prices’, then type in your town or area name and press Search

E. The results it gives are in date order, so if you are targeting lower end properties, consider clicking on Terraced (or Semi ) on the ‘All Properties’ drop down menu

F. Scroll down to the bottom of the page and change the page number and until you start to get to properties that sold 3 1/2 years ago & beyond

G. and then just hoover up the addresses (you could even get ChatGPT to do it

H. put the addresses into a nurture system (I advise my estate agent clients to Just send them Property market information on semidetached houses in the town (if you’re targeting semi detached house)). Of course if you were targeting terraced or townhouses you do exactly the same but change the type.

You see if you just start talking about yourself and your agency in this nurture program it won’t work. The art to grab their attention and talk about stuff that they are interested in.
