Letting agents -- get very good at marketing to landlords who would prefer not to change agents

Some letting agents believe that tomorrow is likely to be better. Better opportunities, better technology, a brave new world to make a new kind of difference. Others letting agents believe that yesterday was a lot better than today. Tomorrow represents fewer resources, fewer opportunities, one step closer to the finish line.
As a letting agent, there's a real choice here .. do you market your letting agency to landlords who are eager for change, or to get very good at marketing to landlords who would prefer not to change. 

You see, if you can get a landlord to walk through your door before the tenant hands in their notice, and after you have met that landlord, use good old fashioned Victorian business values of caring and being attentive, building a relationship over those months .. there will come a point that landlord will say, "I like that lady at soandso agents .. I think I will try her with one of my properties the next time one of my tenants hands in their notice". It really is that simple .. my techniques can make landlords come through your door .. read the testimonials section in February .. one office did 105 lets form a cold start in 9 months ... why the hell arent agents doing this?

The thing is, the future happens. Every single day, like it or not. Sure, tomorrow is risky, frightening and in some way represents one step closer to the finish. But it also brings with it the possibility of better and the chance to do something that matters.

Landlords don't swap agents because they haven't met you yet .. so what are you doing to make them want to come and speak to you?
