More examples of advertorials

Those of you that have been reading my blog for a while will know, at the core of what we do is this..... If you as a letting agent, write deadly interesting stuff about your local property market, you will grab the attention of landlords, more importantly, it will be interesting and eventually they will want to come and walk through the door (for new readers .. its all here in my intro 2 min video - for older ones, you saw this a few weeks ago in early March). Its been proved time and time again.

So, as I am feeling generous  .... I spoil you lot ;-)  .... a small selection of advertorials to show you the sort of stuff you should be writing.

After you have read them, you will say it sounds expensive .. if you put your mind to it and do what I have taught you to do by reading every blogpost back to December 2013 (over 70 posts so far) .. it wont cost you ONE penny.

.... ahh, but it is expensive in time, thought and creativity. You control the first (time) .. if you are $hite at it at (like I am) - go on a time management course, I can provoke the second and I hope I can inspire you for the third. Come on guys, I only scrapped by the skin of my teeth a C at English O'Levels (thats old skool GCSE's to the under 40 year olds)

So hold on tight for a couple advertorials. Starting off, here is a 'eas-zer-rinner' for you .

Is the Andover Avenue area a good place to buy property?

A landlord recently missed his chance to buy a three bed semi-detached property on Andover Avenue, near the fire station and Leamington Road, as it sold in a matter of days. He asked me if there something special about the area, so I did a little research.
I have included St. Ives Avenue, Sunflower Crescent and Briggs Lane in my findings for the Andover Avenue area. St. Ives Avenue is the first part, near the shops, which was built in the 1950s by Foster’s the builders. The remaining part was built by David Wilson of Norwich in the 1950s and 1960s, followed by Lancaster Homes building some modern properties at the top of the cul-de-sacs.
A number of two bedroom bungalows have sold in the area for around £100,000 in the last two years. To prepare the property as a rental investment could take around £10,000 and this could achieve rents of around £550 per month, which would provide a reasonable annual yield of around 6%. The three bedroom semi-detached properties in the Andover Avenue area which were selling for a maximum of £120,000 last year, are now selling for £135,000 or even £150,000. The older houses offer the tenant and buyer larger rooms, which can be more appealing.As the achievable rents could be between £525 and £575 per month, the possible annual yield is slightly lower than a bungalow. Don’t be discouraged, however, as the houses have seen great increases in value and are popular with buyers and tenants. Property market in Rubbish Road outperforms Nice Road by 50%

... fab you have their attention .. now lets go for the kill (dont forget the punters would see the bits in brackets)

We all know York Road (Nice Road in Posh housing estate) as one of the sought after places to live in St. Albans , as it’s the major entry road into the modern Bird’s Estate with good schools nearby. The average property here sells at around £179,400 and rents are roughly £600 to £650 per month.

These are reasons a landlord came to our office to find out if York Road (Nice Road in Posh housing estate) would be a better rental investment than Leeds Road (Awful Road in dodgy housing estate) , where she has a property at the moment. When we compared the two, we found Leeds Road (Awful Road in dodgy housing estate)  is made up of three bedroomed semi-detached properties which were built in the 1950’s and are ex-local authority. On average they sell at around £97,300 and can rent at around £525 per month.

It became interesting when we compared the possible annual yields, as York Road (Nice Road in Posh housing estate) could achieve 4% but yields can be as much as 50% more on Leeds Road (Awful Road in dodgy housing estate)  at around 6.1% on average. However, we must remember that yield is not the sole consideration when investing in buy to let. The average value of property on Leeds Road (Awful Road in dodgy housing estate)  has risen by 52% since 2001, but York Road (Nice Road in Posh housing estate) has risen by 73%.

This one is a lot more challenging to do, especially the rise in values in each street. Rightmove Plus can help on this, but I find cross referencing Zoopla and the 'House Prices' section on Rightmove works so much better. I love teaching people on my training courses how to write these types of stories. It so gets the attention of everyone, including landlords. Notice though I bring it back round to say the nice road has had better capital growth. This is so important otherwise you will offend people in the nice estate. When a similar article went in the paper 18 months ago, a landlord approached me in the pub and complemented on it. Little did I know that this guy has 200 properties to rent!  Yep.. this stuff makes landlords come to you .. proved time and time again!  Here is a story of some agents that tripled rental market appraisals by using this snizzle link to story here

Now then, new readers of the blog will soon realise that I always like to end the post with a picture a funny dog. This came about when Joey (our rescue dog from the DogsTrust - half Jack Russell half Corgi) had his picture taken when he cut his ear and we took a picture of him a few months back. He's much better now, but most posts have a funny picture on them, mostly of dogs.
