Most letting agents fear competition. Corporate’s are busily buying up the
independents in towns, thus giving landlords in those town’s not much choice.
When landlords don't have a choice, these corporate’s can raise prices,
increase profits and lower quality (shipping out the management to call centres
in the UK and even abroad), and landlords just have to deal with it. They are
happy to be the profitable choice of last resort, the place for landlords with
nowhere else to go.
So is that the sort of town you could start, or probably more relevant to my readers, grow in? Is there a thing of too much competition? Some letting agents though, work to find competition, instead of fleeing from it. If you have a system, a point of view and a process for growth, then a market that already exists is your friend, the next place you can grow. So, if there is a larger agent in town, open up next to him or her. As they drive prices up and quality down, don’t play that game, play the game of being different, a play game they can’t play. Network like hell (young Jason from ‘Countr-Heert-Konells-wide-Moooove’ in his shinny suit wont go to the Chamber of Commerce or BIN) The fact you are independent, you offer a caring service, they can trust you and the buck stops with YOU .. not a faceless corporate entity.
... and what if you are a corporate agent reading this ... well you can’t control things being shipped out to call centres, but if you can see the bigger picture and see such actions giving you more time to care .. then you can beat these independents at the game they are try to beat you at .. so you could network, you could become the local property expert, like I teach them to do.
Whatever you do, if you're depending on being alone in your field, then your lettings agency is going to have a hard time finding the next place to grow. All landlords want is some who cares, some who offers a good customer service but most important, someone they can trust. You cant build trust unless you have built a relationship. You cant build a relationship unless you have met the landlord .. so how do you meet a landlord??? .. how to find them and make them walk through your door to meet you???...
What have I been telling you guys since before Christmas ..read the blog and it tells you how to find and attract landlords. You don’t need to pay me to do it for you ... This blog has got me all the business I need within a matter of weeks, so I could stop, but I wont. If you copy what I suggest, it should for you.
