Making it personal is irrelevant if you are not relevant to the potential house seller. Are you addressing a problem that’s relevant to the house seller? (you listing what you have sold doesn't fix that). You have to make your messaging resonate with them

3. Should I care?

Even though you nail it and make it personal and secondly, relevant, the prospective house seller might say to themselves: "Why the hell should I care?"

Raising a problem is not enough. Your competitor agents have already done that.

You need to provide a new viewpoint. A new, awesome way of doing estate agency. You need to challenge the status quo. 100% accompanied viewings or video tours on every house could be a starting point?
