You don’t want to call and say: “I’m calling because you’re an expired seller”, that’s what every other agent is calling to say.

You want to say: “My records indicate you had your home for sale and it left the market unsold, is that true?”

Once they say: “Yeah that’s true”, say: “I’m curious, was that because your agent didn’t do their job?”

And you want to ask that question because every expired seller on planet earth that’s serious is going to blame their agent.

Because if they say: “My agent did their job and it didn’t sell”, what they’re ultimately saying is they didn’t want to sell their house.

And then you want to lead the conversation into asking for an appointment, where you can say: “Why don’t I swing by, take a look at the house, while I’m there show you how I do business. I think you’ll be impressed. Worst case scenario, you expose your home to one of the top agents in the marketplace. What do you say? You willing to risk kicking me out of your house and meet for 20 minutes?”
