Overcoming an overpriced listing .. What I learnt when I was an Estate Agent

"Earlier this year Mr Vendor, I listed a 4-bed in [area]. Lovely home. The vendor insisted on £25k above market value. We went with it.

3 weeks. 9 viewings. Zero offers. Vendor frustrated.

I sat them down. Showed them feedback, Rightmove analytics, and similar homes reducing.

We dropped the guide price. Two offers in 6 days. Sold.

Lesson? Don’t be afraid to tell the truth early. It’s not always easy, but it’s always better.
