Why Posting Listings on Social Media Won’t Get You More Listings

It’s no secret that Brits love browsing property.

Over 14 million people visit Rightmove at least ten times a month, obsessing over their dream homes and indulging in a bit of property porn.

As an estate agent, it’s tempting to ride that wave by posting your listings on social media – and yes, those posts will get plenty of views... and I recommend you do post them

But here’s the harsh truth: those views don’t equal more free valuations.

When someone scrolls past your beautifully presented property post, they remember the property – not the agent who posted it.

Your time, effort, and marketing budget risk being wasted if you’re relying on listings alone to build your brand.

Instead, if you want to secure more free valuations, shift your focus.

Share content that makes you stand out as the local property expert.

Talk about the housing market in your area.

Discuss trends in house prices.

Explain how national events like the economy or government policy are impacting local homeowners.

By positioning yourself as a thought leader and educator, you’ll be the agent people remember when they’re ready to sell – because you didn’t just show them a house, you showed them you know your stuff.
