When an estate agent has a monster month — £25K, £50K, £75K banked — it is straight on social media, certificate held high, a few Blessed hashtags thrown in for good measure.
Everyone claps.
Everyone cheers.
But what about the months when you have earned nothing?
No deals completed.
No exchanges.
No pipeline bursting at the seams.
Just a diary full of viewings, a phone full of unreturned messages, and a bank account that looks back at you with a blank stare.
Where are the certificates then?
Where are the humble bragging LinkedIn posts announcing "Membership to the £0K Club this month!"?
They do not exist — yet they should.
Because if you are in this business long enough, you will live through £0K months.
You will have months where, despite doing everything right, the completions just do not land.
The chains collapse.
The mortgage offers expire.
Buyers vanish.
Sellers change their minds.
And that is not a sign of failure.
It is just estate agency.
It is part of the deal we all signed up for — even if no one wants to talk about it.
The irony is that the £0K months are the ones that shape you the most.
They are the ones that teach you patience, resilience, perspective.
They are the ones that make the good months taste even sweeter.
Yet we treat them like a dirty little secret.
We hide them.
We pretend they are not happening.
We act like every month is a "Top Performer" month — when the reality is, for even the very best agents, it simply isn’t.
So maybe next time you see someone waving their earnings around like a prize turkey at Christmas, just remember:
We are all card carrying members of the £0K Club at some point.
We just do not print certificates for that.
But maybe we should.
Because surviving the tough months
Turning up when nothing is coming in
Staying professional when the world says "quit"
That is real success.
And no certificate will ever measure that.
