LOST A LISTING TO OVER VALUING?

a suggested dialogue….

“Totally understand—you’re hoping to achieve the best possible price, which is completely logical. Did they back that price up with recent comparable sales?”

(Let them answer and listen, really listen)

“That’s interesting. Sometimes, when we see an unusually high valuation, it’s because the agent is trying to win the listing rather than setting a realistic price. If you start getting viewings but no offers, or no viewings at all, how long are you planning to wait before re-evaluating?”

(Let them think and do not, I repeat do not be the next person to speak)

“If you ever need a second opinion, would it be unreasonable for me to be available to that call?”
