If you want to succeed in the 21st Century as a decent High Street agent and beat the cheap fee online hybrid estate agent threat - my intuition tells me, we as an EA/Lettings industry, need to think and act differently about our roles in the property market ...
Estate/Letting Agents are seen as necessary evils, bloated cocky and overpaid .. and I can see why the likes of PB with their commoditised service, cheap fees and cheeky TV adverts work.
Instead of spending hours and hours of time, money and mental stress on worrying about their model, letting them eat you up from your insides .. and whether they are conning people or not (let the authorities and NAEA deal with that), or they are a listing agent as opposed to an estate agent ... I think there is a better way to act and think.
We are the masters of our own destiny .. we are the gatekeepers to a topic the British are obsessed about .. the property market .. but all we end up doing is talking and worrying about some Purple Agent with a market share of 3% to 4% .. not 30% to 40% .. less than 1 in 30 houses - not huge numbers guys!
We need to stop talking about ourselves, our services or our fees and start focusing on stuff that is interesting, relevant and intriguing to our potential clients ..
WHAT IS HAPPENING IN THE LOCAL PROPERTY MARKET ..
.. Savills have been doing this for years with the Research Dept chucking out reports on London and the Home Counties - funny how their share price is 40% up on 5 years ago whilst every other Estate Agent PLC is 40% to 80% down

PS If you think I am talking $hit - you get back to your landlords wanted leaflets and cheap fee deals. What i suggest isn't for everyone. Its hard work and it requires patience - something many people in this 21st-century don't have
