No one tells you this when you start in Estate Agency 😒
Yet I wish somebody would have taught me this back in the early 1900s when I became an agent
It's not your job as a lister / valuer to talk vendors into using your agency
Because when that is your purpose & intention, you actually start to conduct yourself in ways that turn vendors off.
You end up saying stuff like:
"I would love to show you what ABC estates dies to get the best price for your house”
"I can help you with getting a mortgage”
"I would be more than happy to tomrefer you to our in house Conveyancing team”
And that is when vendor starts to take a step back, starting giving you objections and finishing the free val
Here is how to fix it
Chill out.
Realise every listing & every vendor isn't right for you.
And swap your sharp sales skills for inquisitiveness.
Instead of assuming every vendor has a problem you can fix with your Superhero cape...
Ask if the vendors have a issue/problem, and if they do, comprehend from them how much they would like to sort it.
If you think your job is to ‘sell houses’ - then you missing the point
your job is sort, not sell 🤔
